TRANSPARENCY FIRST

Privacy & platform terms.

Before launch

A final privacy policy, responsible-party contact, retention schedule, and advertising agreements must be published before collecting live customer data.

Your information and consent

Submitting an enquiry requires your express consent to share the contact name, email, and message you provide with the responsible agent for that enquiry. Contact information is available only to you, that agent after delivery, and authorized administrators. No enquiry is sent by clicking a listing alone.

Request access, correction, consent withdrawal, or deletion through the operator’s published contact once configured. Cancelling an enquiry stops its workflow; it does not itself erase legally retained records. Do not include identity documents or financial information in an enquiry.

Our role

Introductions, made transparent.

Cruzs Estates connects buyers with property professionals. Participating agents may pay an agreed referral fee for qualifying successful introductions, subject to applicable requirements.

Property searches are free for buyers. Agents handle negotiations and sales. Cruzs Estates provides discovery, advertising, and introductions; it does not negotiate sales, transfer property, hold buyer funds, or act as the selling agent.

A proposed 1% fee is calculated on the final verified selling price and paid by the participating agent or agency from its commission. It is not an additional charge to the buyer or seller. A click or enquiry does not establish that an introduction caused a sale.

Any fee requires a separate written agreement accepted before a fee-bearing referral, a verified qualifying outcome, and applicable requirements to be satisfied. Referral billing remains disabled pending confirmation by a qualified South African legal professional and completed payment configuration.

Illustrative agent commission example

R2,000,000 sale × hypothetical 5% agent commission = R100,000. Proposed 1% sale-price referral fee = R20,000. Agent remaining commission = R80,000. Figures exclude taxes, costs, and agency commission-sharing arrangements.

South African requirements

Calling a payment a referral fee does not determine its regulatory treatment. A sale-contingent introduction fee may constitute regulated property practitioner activity. Applicable PPRA registration, Fidelity Fund Certificate, and other requirements must be confirmed by a qualified South African legal professional and satisfied before referral billing is activated.

Property and agent advertising

Only owners and authorized representatives may advertise. Submission does not guarantee publication. Location markers do not establish property boundaries. Agent advertising is R250 once-off, separate from referrals; checkout remains pending configuration. No payment card data is collected here.
